Justin Shear, Vice President of Sales, talks about the challenges encountered and successes achieved throughout 2022 and shares his insight into what he sees happening in 2023 and the years ahead for
Trinity Homes.
The biggest challenges were certainly dealing with the supply chain crisis and the labor shortage. Trying to get things done in a timely manner without the appropriate amount of labor was certainly a challenge.
As far as successes, this year we are going to have the most closings this company has had in over a decade. Our salespeople really did a great job of helping our clients find new homes in a difficult market. Fortunately, despite the challenges in the market, Trinity Homes was positioned well to help those homebuyers find their new home.
Heading into 2023, sales volume in the city has been decreasing, which will hopefully open up some of the available labor in the region. Of course, there are two very significant developments coming to Central Ohio that will impact pretty much everything from labor availability to the housing market.
With both Intel and the recently announced Honda battery plant coming to Central Ohio, Columbus is 100% going to be a boomtown. While the rest of the country might experience a bit of a housing recession, we are really housing recession-proof due to these developments.
I actually think that the nature of all of the tech jobs in the region makes Columbus somewhat recession-proof, in general. Certainly, the demand for housing in the Columbus region is going to remain strong. As that facility becomes operational, those jobs are really going to be pouring in and all those people will need a place to live.
We have several new opportunities coming in 2023, which is very exciting. We have a new community coming in Spring 2023 called Orchard Lakes which will be an entry-level neighborhood in Columbus Public Schools. We also have new sections in Holton Run and Howard Farms opening in the Spring, as well as a new section in Cheshire Woods, which sits in the Olentangy Local Schools District. We expect to have another record-setting year next year.
We are focused on our individual customers' needs. As a result, we will be one of the last standing home builders doing hundreds of units each year while still offering customization. Our niche is offering what our competitors don’t and there will always be a market for a company willing to go the extra mile when others are not.
